Our Marketing Strategy
Waller Group’s Valuation team analyzes the property’s financial documents, prepares rental comparisons in the market, obtains lending terms for the most-likely lending scenario, and prepares the investment summary. Upon valuation reconciliation and review with the owner, a detailed Offering Memorandum is produced, and our team prepares to launch the property.
Marketing Launch
Our marketing team customizes the strategy that works best for the needs of the seller. A custom e-flyer is sent to our list of qualified buyers to notify them of the listing, and our marketing team publishes the property to third-party sites and ensures optimization in capturing leads.

10-DAY LEAD
- Gather property information from seller including photos, financials, etc.
- Source Term Sheets in capital market and lender evaluation.
- Produce Offering Memorandum.
- Design and edit e-flyer.
- Client review and approval of material.
- Prepare content, formatting and mail list prepration and download.
DAYS 1-10
- Launch individual property on Waller Group websites.
- E-flyer distribution to Waller Group International Database
- Publish property on premium third party platforms including LoopNet and Crexi.
- Publish to all Waller Group social media groups and sites.
- Create rule for all inquiries to be sent to specialist in real-time.
DAYS 11-30
- Establish initial Property Tour Date.
- Specialists personally notifies interested buyers and collects LOI’s prior to tour.
- E-flyer to all inquiries and direct calls from Regional Specialist for Higher and Best offers.
- Regional Specialist reviews and reconciles offers with Logan Waller
- Present Higher and Best offers to Seller with response recommendations from Logan Waller
DAYS 30-45
- Execute and contract and coordinate with Seller for due dilligence items required in contract
- Obtain Critical Dates letter from escrow and prepare timeline for inspections and lender
- Transactions Manager coordinates inspections phase I environmental,* survey,* Property Condition Assessment* and appraisal
- *If contracted is not accepted, Waller Group team reviews current financials and adjusts pricing recommendations to Seller, followed by a relaunch of the Marketing Plan
DAYS 46-90
Manage contract closing timeline recommendations including:
- Nonrefundable earnest money at contract signing of $1000+
- Feasibility period no longer than 30 days, average is 14 days.
- Financing and Contingency no longer than 45 days from contract execution
- Closing within 60 days of contract execution
- Strength of contract terms typically depend on competition generated during initial marketing plan.
